If Guest cancels their reservation not less than 30 days prior to the Arrival Date, Guest will receive a refund, less a 10% cancellation fee (up to $250 max). Guests may change their reservation not less than 30 days prior to arrival, $50 change fee will be applied (date changes are subject to market pricing and demand at the time of the change and therefore you are not guaranteed the same pricing you originally booked for). Guest may not change the dates or home less than 30 days prior to the Arrival Date. If Guest cancels their reservation less than 30 days prior to the Arrival Date, Guest forfeits all monies paid.
You are welcome to gift your reservation to a friend, co-worker, or family member in the event you choose not to travel. If you decide to do this, please let us know so we can change the contact and credit card info (for damage) on the reservation. As long as your info stays on the reservation, you will be responsible for any damage, so this is an important step.

It’s a big ask to have hot water after filling a massive tub but complaining about that is like complaining you won the lottery. Super clean inside and the sheets smelled fresh. The living room feels a lot like a home theater with the comfy chairs, wall lighting,and speakers. 10/10!

We have stayed in SunRiver in several properties over the years and we all agreed this was our least favorite. We felt it was very dark with the wood ceiling, dark carpet, paint and blinds. And dated furnishings, decor. The layout was odd that you only way to access a toilet when you were in a kitchen or living room was to go through either of the two bedrooms. The second bedroom’s en-suite shower is extremely small. The kitchen flow feels disjointed and cooking utensils were lacking, especially sharp knives for cooking.
The gas cooking stove was nice along with the pans. The back deck had a pleasant dining table with chairs but we did not find any other lounge chairs for the deck other than a couple molded green plastic sitting chairs. The home is in a very nice quiet area not far from bike paths. We did not use the bikes but the looked adequate. We were there in mid May which was very quiet. We like this time of year. Overall we were not impressed with this property. It was clean but we will not be returning to this property.

East Butte 10 is a very comfortable home with a warm cabin feel. The layout is perfect for a romantic getaway, or hanging with a couple of friends. The location is perfect for coming and going. Right on Beaver Drive you have easy access to the heart of Sunriver and Bachelor, as well as hopping on the highway at the north end avoiding the heart of town. The kitchen has everything you need, and there are plenty of towels and paper products provided. The highlight is the fireplace in the great room with oversized couch and cuddle chairs! We had such a good time and will be back.

We stayed at East Butte 10 in early May and really enjoyed our time there! Location is excellent for exploring Sunriver and easy access to Highway 97 to explore the surrounding area. Amenities were as described with comfortable furniture and beds, easy to use bikes and the hot tub was clean and warm. Only a couple of issues that we felt could be improved: the cookware was well used which made cooking a bit difficult (dull knives and sticky pans), not a lot of space in either bathroom so it would be difficult for more than two people to get ready at a time, both kitchen and master bath faucets could be upgraded for better operation (both are too small), and lastly some of the jets in the hot tub didn't operate well. Those were minor inconveniences though and otherwise the place is cute and would happily stay there again. Bennington Properties who managed it was very quick with communication and answered all the questions we had.

We live over on the coast so we make a trip to Sunriver one to two times a year. This house was a little smaller than what I normally book but probably my favorite house we’ve ever stayed in. The location is wonderful. The property manager is always our preferred company. Beds were comfortable. Living room furniture was super comfortable. I think the only thing I need to report back to the property manager is the hood of the barbecue was missing a bolt but my husband was able to navigate that once he was aware. Great little house

We booked this place for a family ski vacation at Mt. Bachelor, and we weren't disappointed. It was perfect for a family of four with the kids together in the second bedroom. The house was spacious for its size, and the master suite with the walk-in shower, huge tub, and fireplace was great.
As for location, we found it tremendously easy to get to Bachelor from the house, even during a week where there was a ton of snow and super cold temps. The Sunriver village was just 5 min away for groceries, coffee, and a few restaurants, too.
We’ll totally be back.

The kitchen was very well-equipped, complete with dishes and flatware for at least 10, a wok (You don't need to bring your own here!), a few basic food items, and lots of foil, plastic wrap, and food storage bags.
The living room lights are not adequate for reading. The second bedroom was rather small and the queen bed was softer than we like. It's shower did have some grab bars, but the doors into both this bedroom and its bathroom are unusually narrow. The front steps need a hand rail. It would be helpful if the shower in the large bathroom had grab bars.

This is a charming home, beautifully decorated, in a quiet cul-de-sac. The AC came in handy during the two days of over 100 degree temperatures. The kitchen is well equipped. The master bedroom/bathroom comprise one large U-shaped area, and the walk-in shower and jacuzzi tub were amazing amenities. However, in the master bedroom the lack of a door between the bed and bath areas could create light and sound problems for an early riser vs a partner who wants to sleep in. The folks at Bennington Properties were very forthcoming with information and very responsive to questions and concerns both before and during our stay.

The deck and hot top area are laid out well. Biggest opportunity would be to clean up the electronics-too many cables and remotes. This place would be ideal for couple using the master bedroom and a couple or child using the other bedroom. All and all we were very pleased with our stay.

A couple suggestions: The front door needs a little WD-40 on the hinges (it squeaked like an old haunted house!) and the lighting in the living room, master bedroom and the master bath are very poor. Otherwise we loved our experience and would come again.

This was our third time staying here (first in the fall and not summer) at 10 E Butte and we wouldn't stay ANY other place in Sun River. We love the convenience of where it's located, the amenities and the cozy size and ambiance is perfect for a weekend getaway just for my husband and me. This time was extra special being our first wedding anniversary and there was even a card and bottle of wine there waiting for us when we arrived....such a nice extra and generous gift. We will definitely be returning, hopefully, sooner than later!

We had a small problem with our heat (thermostat) and called and someone was out within 1/2 hour and had it fixed. The staff was friendly and very helpful and even called us later to make sure heat was working. The house is perfect and we look forward to our visit each time.

We had a fantastic time here in Sunriver! We came for our 40th anniversary. And one of the things that made it fantastic was the house we stayed in. It was BEAUTIFUL!! Well taken care of. We had a couple hot days and some very cool days. Which were great - we were able to enjoy the fireplaces. I LOVED the master bathroom. The jetted tub was thee best! And having the fireplace on while bathing was wonderful.
Another very special thing that Bennington Properties did was-when we arrived sitting on the dining room table was a happy anniversary card and a bottle of wine! What a nice surprise!! THANK YOU Bennington Properties!! You made our anniversary extra special!! :)

The location is ideal with it being just down the road from SHARC, the village and other sunriver amenities. It's located near the bike paths so easy access to getting around Sunriver. A large common area behind the house gives a nice woodsy setting while on the back deck. <br/> A couple things to note are that the master bathroom is open to the bedroom. The toilet is not enclosed, so you may want to be discreet when using the toilet while someone else is in the bedroom. The two bedrooms do share a wall, which both headboards are against. <br/> I can see this being the perfect house for many people. I will probably choose one with a bit more bathroom privacy next time.
