If Guest cancels their reservation not less than 30 days prior to the Arrival Date, Guest will receive a refund, less a 10% cancellation fee (up to $250 max). Guests may change their reservation not less than 30 days prior to arrival, $50 change fee will be applied (date changes are subject to market pricing and demand at the time of the change and therefore you are not guaranteed the same pricing you originally booked for). Guest may not change the dates or home less than 30 days prior to the Arrival Date. If Guest cancels their reservation less than 30 days prior to the Arrival Date, Guest forfeits all monies paid.

You are welcome to gift your reservation to a friend, co-worker, or family member in the event you choose not to travel. If you decide to do this, please let us know so we can change the contact and credit card info (for damage) on the reservation. As long as your info stays on the reservation, you will be responsible for any damage, so this is an important step.

Centrally located between the playground, picnic area and ball-fields at Fort Rock Park. 11 East Butte is nestled among the trees at the end of the street, providing peace and tranquility with the convenience of location!

Upon entry, the home flows seamlessly between the dining area with seating for 6, comfortable living room with fireplace, TV with DVD player, and into the well-stocked kitchen with bar seating for 4. Step out from the dining area onto the deck with patio seating, a gas BBQ, and private hot tub so you can soak under the stars.

On the main level you will find an ensuite King bedroom and full bathroom. Head upstairs to find 2 comfortable guests bedrooms-one with a Queen bed and the other with 2 Twin beds and the second full bathroom.

Ready to explore Sunriver? Take a bike ride anywhere in Sunriver on one of the 2 adult cruiser bikes or 1 mountain bike provided with this vacation rental. Back at the house you might enjoy a game of ping-pong on the table in the garage, follow it with dinner on the back deck, then snuggle up next to the fire to watch a movie-be sure to check out the extensive DVD library at the Bennington Properties office.

**This home, along with most Sunriver homes, is not air-conditioned. With our cool mountain evenings and ice-cold rivers and lakes to keep you cool, this is a great house for a slow paced, ice cream and iced beer kinda summer.

It's a little outdated with art/paint/furniture, but that's the case with a lot of rental homes in Sun River. We enjoyed our stay. Note, there's no air conditioning.

The deck does not have an umbrella - so no shade. Would be nice to have more comfortable than basic plastic chairs on the porch on deck. It was not v comfortable to sit out there. The bbq was v clean and is gas. There are tvs in all rooms but the tv only has local cable. No access to Netflix etc - tvs are old. So would be nice to watch a family movie. The ping pong was fun and we all enjoyed it. Overall a nice spacious space for our family of 5.

It is located in a quiet neighborhood. This was our first airbnb experience and we all agreed this is the preferred way to have accommodations. The house was very comfortable for all 5 of us and I would not hesitate to stay here again.

The adults are downstairs. The kids are upstairs. The house has everything we needed (maybe put a hair dryer in the bathroom downstairs). The furniture is attractive and the hot tub has some fun features.

If you follow the directions for opening the house up at night and closing it up during the day, it stayed very cool, even when it was over 100 degrees outside. Remember that if you don't book your lodging through the resort, you don't get access to the resort (Cove) pool. We had access to SHARC and the Sage Springs facilities, which was nice. (But you have to pay a lot for SHARC!) Overall, a great house, loved the ping pong, the kitchen was good, and the kitchen/living area was perfect for cooking and gathering.

The thermometer in the hot tub is broken, and is also useless. The grill is really too small, and should be replaced if possible. Also, the hand towels and washcloths in the bathrooms are so thin and worn as to be practically unusable...bath towels are fine, but the others should really be replaced. Beds are great and very comfy! We contributed three martini glasses to the kitchen supplies, as one must have a Memorial Day martini to kick off the season!

We also had a mobile contact info that we can text with any query and expect a response within the hour (during working hours). We have rented many homes in the past (mostly in coast), but the service Bennington provides is next level. Every trip to Sunriver going forward will be through BP.

They went WELL out of their way for us during our stay. It was Christmas and I had all our gifts shipped directly to them and they were so accommodating. I think I had 40 packages and they helped regardless. This is my second stay with Bennington and they are just superbly wonderful! The house is nice as well. The only thing I don't like about this house is the distance to the village (which is not long at all - 2 min drive, if that) and when we stayed in the summer about a 20 minute bicycle ride. I will try a closer house next time, but I like that this one is away from people and it's cozy, so maybe not??

My only criticism was that there were no DVDs available for us to watch. Wireless worked seamlessly. I would certainly recommend this property. Sun River ammenities are within driving (not walking) distance.
