30 Day Cancellation

If Guest cancels their reservation not less than 30 days prior to the Arrival Date, Guest will receive a refund, less a 10% cancellation fee (up to $250 max). Guests may change their reservation not less than 30 days prior to arrival, $50 change fee will be applied (date changes are subject to market pricing and demand at the time of the change and therefore you are not guaranteed the same pricing you originally booked for). Guest may not change the dates or home less than 30 days prior to the Arrival Date. If Guest cancels their reservation less than 30 days prior to the Arrival Date, Guest forfeits all monies paid.

You are welcome to gift your reservation to a friend, co-worker, or family member in the event you choose not to travel. If you decide to do this, please let us know so we can change the contact and credit card info (for damage) on the reservation. As long as your info stays on the reservation, you will be responsible for any damage, so this is an important step.

Very comfortable for our family of 4 - our pre teen kiddos loved the included ping pong table and bikes. Even though the house is close to the road we felt it was very private and quiet. Appreciate how thoughtful and responsive property management was.

We have stayed at Backwoods 6 every summer since 2019 and I can honestly say it gets harder and harder to leave, at the end of our trip. We first booked this home because of it's easy location to the Village and the quiet cul-de-sac, when our kids were 4 and 2 years old. Our boys are now 9 and 7 and this home is still perfect for us in so many ways. There are a few minor updates we've seen are needed over the years we've been coming down (more patio furniture so everyone can enjoy the outside, updated pots / pans), but honestly, we are so in love with this home as-is. In no way do we mind the trail that is next to the house (as others have mentioned) as it provides easy access for us to get around, especially since we park the car the day we get there and ride our bikes everywhere. We love that the master bedroom is down the hall from the kids room, giving all of us privacy -- and the kitchen is well equipped with most everything needed for our week long stay. Honestly, if the owners ever decide to sell this home we would 100% be interested in buying it -- that's how much we love Backwoods 6!!!

Pros: Nice home, beautifully decorated and obviously a new rental as there isn't a ton of wear and tear. Cons: Location! It's on a very busy traffic circle and bike path. You can hear the traffic in Sunriver village. Not only that, but the side yard where the deck is serves a s a cut-through to almost a hundred homes. You have people literally walking and biking through your yard while you sit out on the deck for a drink or to eat dinner. There is no privacy. I wish we hadn't stayed here for that reason. I know there are other nicely decorated homes in way better locations.

It seems like it was recently remodeled. For us, the location was key. The house is very close to the grocery store, coffee shops & village â€“ even walkable with our preschoolers. Despite the central location, we were not able to hear any car noise when inside the house & the hot tub is fully enclosed for privacy. We really enjoyed being on the circular cul-de-sac like street, as our young kids could safely scoot & run around with the other neighboring kids (we brought our own scooters for the kids, but us adults used the provided bikes which worked well). The deck is nice to hang out on, & the piped in propane to the grill is a nice convenience. Throughout the house there are a lot of storage baskets, hooks & hangers available to use. The kitchen was very well stocked with most every appliance and utensil we needed for cooking (we only wished we had had a meat thermometer). The house is well equipped with a few toys, stools, DVDs etc. for little ones which was great for us â€“ but these things are also easily hidden in the closets if one doesn't have a need for them. Overall a very fun stay in Sunriver!
